Research the area
Find out about the area you're planning to move into.

When considering a property find out: the location of the
shops, amenities, public transport routes.
Be prepared
With the rental market becoming increasingly competitive, make sure you're able to act quickly. Obtain the necessary references, bond money and paperwork before you begin looking. And make sure you are well presented when you view the property to make a favourable impression.
Before you sign
Tenancy agreements are legally binding. Make sure your read your agreement carefully and understand all conditions before you sign. Don't be afraid to ask questions, if you don't understand some of the conditions.
Condition reports
Before you move in make sure a property condition report has been completed and that it is accurate. This will help to prevent disputes at the end of your tenancy. It may be a good idea to take photos at this time too.
Expect a good state of repair
You have a right, as a tenant, is to live in a safe and habitable property. Your rental property should be maintained in good repair, so if issues arise, be sure to report them in writing.
Give notice
When ending your tenancy, make sure you understand your notice requirements and submit your notice in writing.
