Put everything in writing
That way you're sure of legal recourse. Even the smallest verbal arrangements
can spell trouble.
Be strict about rental payments
Check that payments are being made at the allotted times. If they are late, act quickly to notify the tenants that you are aware of missed payments.
Be wary of shared houses
Multiple tenants may need extra supervision. Be clear with each tenant about their responsibilities at the outset. Make it clear that, if one of the roommates moves out, they will not be removed from the terms of the lease without your approval. They will be responsible for the cost of finding a replacement tenant and that tenant must be approved by you.
Be respectful
Notify tenants of how often they can expect inspections at the outset. Then make sure you give them reasonable prior warning of your visit. Make sure you listen to your tenants repair and maintenance issues and make necessary repairs in a timely fashion.
